I am committed to offering the highest standards of professional service to all my clients. To assure that your property is marketed to its fullest potential and to obtain the highest possible market value, the following will be completed.
- Prepare a Competitive Market Analysis to determine the optimum price for your home.
- Assist you in STAGING your home; this is more than “JUST” preparing your home for a showing.
- Offer a 1-year Homeowners Protection Plan, which is available to a Seller or Buyer for a fee.
- Prepare a Listing contract for your review and signature. To be signed only with your full understanding and approval.
- Submit your property to Multiple Listing Service, with the maximum number of photos allowed.
- Prepare complete information and showing instructions for my office. The number “ONE” office in the Pikes Peak Area.
- Install a highly secure, state of the art electronic lockbox.
- Place our distinctive yard sign in a prominent location on your property.
- Directional signs to direct traffic to property if necessary.
- Install sign rider with direct link for property information.
- Order Interactive Floor Plan Tour.
- Discuss any market deficiencies that I may have noticed and determine the best way to overcome them.
- Post your property on the RE/MAX Properties, Inc. “E-Bulletin Board” intranet site for instant exposure to more than 250 of the top agents in the NUMBER ONE company in town.
- Your home will be specially photographed to capture its essence. Those photos, up to 99, will be posted on my website, for viewing from the internet, 24 hours per day – 7 days per week.
- Provide a professional full color brochure, highlighting the features, benefits and amenities of your home.
- E-mail a virtual tour to all inquiring or interested parties.
- Prepare a prospect search of the MLS database for buyer matches with your home.
- Submit your property, with EXTRA photos and virtual tour exposure on at least seven prominent Internet sites; including our own successful website.
- Your property will appear on the websites of my fellow 280+ RE/MAX Properties, Inc. agents for even more exposure.
- Plus every listing receives an exclusive presence on the world-wide-web at (Your MLS Number).AtHomeInColoradoSprings.com.
- E-mail information about your property to the TOP 25 Realtors selling in your area.
- Check with “CALL TRAX”, our office registry of incoming inquiries by Prospects and Agents. Call all potential buyers within 5% of your listing price.
- Send “Just Listed” notices to your surrounding neighbors and area renters. This will allow them to inform friends or relatives with an interest in the neighborhood.
- Follow-up for “feedback” on all showings.
- Report to you Weekly with Follow-up on all activity and any substantial changes in the market.
- Update the CMA every 30 days, if necessary.
- Personally call and talk to select Realtors about your property. I work hard to establish a good rapport with my fellow agents and continue working to maintain it.
- Send a color brochure to all prospective “Out of Town” buyers who request information in your price range.
- Personally present all offers to purchase.
- Negotiate on your behalf and in your best interest.
- Once an offer has been received, contact everyone who has shown the property within the last 10 days, in an attempt to garner a second or third offer.
- Once an agreement has been reached, I will personally manage the contract; order title work, contact the Buyers Lender, maintain and coordinate the many different dates established in the contract.
- Confirm that all contingencies in the sales contract have been met.
- Personally attend your closing and review all documents and figures.
- Documents for all listings are maintained in secure
online storage for easy access. These documents, should you need additional copies, can be; faxed, mailed, or e-mailed.
